Terms of Service:

Please read this agreement carefully before you register. By registering as a member client, you agree to the terms and conditions entered in this contract. If you do not agree with this contract then you will be unable to register as a member client and therefore be unable to post Ads and /or create a Property Page.

USER AGREEMENT

Cheshire Cat Property* allows the use of the Classified Database and Property Page Creator under the following terms.

Upon registration as a member client you understand that you are entirely responsible for the content of your Classified Ad and /or Property Page whether posted/created by yourself OR set up with the details you provided to us, and that you will take all responsibility to advise interested parties that any details are an approximation and for them to seek independent advice.

You agree that you will not publish or send any obscene, defamatory, racist material or publish written copyright of others, or give misleading or fraudulent information on either your classified ad and /or your property page. And that by registering you are confirming your legal ownership of the property you are advertising (in the case of Landlords, Agents, Brokers and Developers- legal right) and that all information is true and accurate, and any changes in your details you will inform us of.

In the case of a Property Page & Virtual Tour ...You may create your own property page OR send details of your property to WebAdmin and have your property details published by us on your behalf.
You also agree, if required by yourself, to place a maximum of two external links to areas of local interest to your property and NOT to other property sites OR where an existing advertisement of your property description and/or photos is placed.
Duplicate pages will be removed. Please make sure you delete any other pages you have created other than your main page.
We reserve the right to amend details of your property page to encourage, help and promote your listing to its full potential.

Should a sale or rental agreement be reached for property advertised through the classified section and /or property page...it is advisable to seek the professional services of qualified solicitors to aid you in the legal requirements of conveyancing, rental agreements and/or any other legal professional requirements involved in property transactions and contracts.

As we are an online Property Service and Not agents in any form, we play no part in any transaction between seller, buyer, broker or agent or such like...except by way of allowing your Classified Ad and/or Property Page and Virtual Tour to be posted/created and published by you and reside on our server, therefore no Commission Fees are incurred on the sale or rental of your property through either your classified ad and/or property page. However if you sell or rent your property prior to the expiry date of  any classified ads and /or property pages  posted...there will be no refund available for the time unexpired. The same will apply to upgrades of accounts...and will be at our sole discretion in the event of a mistaken account upgrade being activated.

You also understand that any photos you upload will be taken and used as representation of property advertised and it is adviseable to keep backups of original photos and property details information in case of accidental deletion by yourself or unforseen circumstances.
For sale or rental signs purchased (available to UK residents only) will usually be delivered within 5 working days although circumstances beyond our control may not guarantee this time period. You must also be aware that you are responsible for siting and displaying them. And that refunds of any monies paid by you in connection with the purchase of any signs will be at our sole discretion.

You acknowledge that you are over 18 years of age. You also accept that you are responsible for the security of your Classified Username and Password and/or Property Page Login information and agree to conduct your membership with due diligence and compliance to our NO SPAM policy ie. sending unsolicited email to promote your classified ad and /or property page.

Cheshire Cat Property* has the right to remove any classified ad and/or property page that infringes upon these terms and conditions, without notifying the owner, and does not accept any liability for any damages incurred either direct, indirect, punitive, incidental, special or consequencial as a result of using our website, the software scripts, classified ads and/or property pages created with it, to you or any other persons. Nor will there be any guarantee, expressed or implied, as to the availability or use of our Web site and your Classified Ad and /or Property Page nor of guaranteed top level search engine placement nor any guarantees of sale or rental via our online publishing service.
These terms and conditions are subject to change without prior written notice and at any time. It is advisable to check these terms and conditions as and when updates and amendemnts occur.
